We price based on investor margins, factoring in ARV, condition, and local comps. Every deal is vetted first — if we wouldn’t buy it ourselves, it never makes our list.
When available, we share our numbers for convenience, but investors should always perform their own due diligence and verify comps and repair costs independently.
Most properties are sold:

• Cash or hard money
• Non-contingent or limited contingencies
• Fast close (usually 7–21 days)
Specific terms are outlined per deal.
Earnest money is typically $5,000 minimum, depending on the property, and is due within 24 hours of signing. It’s held with our title company.
Send your offer amount and proof of funds. We’ll send our assignment or purchase contract for signature. Properties are generally first strong offer wins, so speed matters.
We provide showing access before offers so you can complete your due diligence upfront. Some deals may allow short inspection periods, but many are structured to be as-is and non-contingent to keep pricing competitive.
