Are your properties on the MLS?

No. Our deals are off-market and sold directly to our private buyers list, which means less competition and better pricing for investors.

How do I schedule a showing?

Simply book a time through our showing link or reply to our message. We offer easy, investor-friendly access windows so you can walk the property quickly and bring your contractor.

Can I bring my contractor or inspector?

Absolutely. We encourage you to bring anyone you need to evaluate repairs and run your numbers during the showing.

How are your deals priced?

We price based on investor margins, factoring in ARV, condition, and local comps. Every deal is vetted first — if we wouldn’t buy it ourselves, it never makes our list.

Do you provide ARV, comps, or rehab estimates?

When available, we share our numbers for convenience, but investors should always perform their own due diligence and verify comps and repair costs independently.

What are your typical purchase terms?

Most properties are sold:
• As-is
• Cash or hard money
• Non-contingent or limited contingencies
• Fast close (usually 7–21 days)

How much is earnest money (EMD)?

Earnest money is typically $5,000 minimum, depending on the property, and is due within 24 hours of signing. It’s held with our title company.

How do I submit an offer?

Send your offer amount and proof of funds. We’ll send our assignment or purchase contract for signature. Properties are generally first strong offer wins, so speed matters.

Do you allow inspection or due diligence periods?

We provide showing access before offers so you can complete your due diligence upfront. Some deals may allow short inspection periods, but many are structured to be as-is and non-contingent to keep pricing competitive.
